Hi All,

Please write your views/reviews on Prajay Virgin County. I am also one of the owner of house in Prajay Virgin County.

No need to say Prajay Engineers are a world class organization, but we need to consistently track the progress of the venture. Hope Villa project will be completed by Jan 2014 and Apartments First Phase by Jun 2014. So that we can plan our kids schooling and other alternatives.

Let's share out thoughts together.....

    on google maps construction seems to be progressing well, any real time updates on the ground work.
    is there any change in the price for villas

      Yup, good news is all the villas were booked and very few were left may be 4 or 5). Looks like prices were increased recently after April 1st. Yesterday Ugadi offer went for Rs 2700/per q ft for west facing Villas. That is almost 44L for west facing Villa.

      Obviously any property price will go up and the construction progresses. Hope by Next Feb they will handover so that we can plan relocating and kids schooling etc.

      Please find pics of PVC takes on march 24th.

    Hi,

    Me and my collegues acquired 4 villas in Prajay Virgin county and we have already done registration on open plots. The construction activities on our Vilas are in full swing at present.

      Dear Sreenivasarao,

      I got to know that getting an Open plot registered and then construction of villa leads to 14.50% VAT.

      Any specific reason why you took the expensive route instead of the normal way of getting the villa registered on completion so that you pay only 6+1.5% as registration charges???

    In feb I booked a villa and the construction will be starting in a week. Before the prices went up I got the villa.Sreenivasrao...please let me know if we need to pay service tax of 3.09% for each payment? and did you avail loan and through which bank?.

      Yes, I am paying 3.09% as service tax on each installment

    There seems to be a big issue with approvals. They are constructing houses without proper approvals...they are not responding properly for this query...they are managing this with private banks so that we can get loans....

    Nope ... I verified that Layout and Construction Approvals are in place .. dont need to worry about it.

    Let me dig deeper. Its a HMDA(then HADA) layout and approved in 2007/2008. For construcyion they just need GramPanchayat Approval which they already have. Please dont gossip if not sure about anything.

    BUT .. Construction Progress is DEAD Slow and at Snail pace ... Need to continuously dinggg them on this. Volunteers needed. Please call me on 8019999514

    Yes it is legal layout with proper permissions .its with LP No.3/HADA/2008.

    All major banks including SBI sanctioned loans for the project which indeed a proof for the legality.So lets not spread/believe rumours unless someone has concrete proofs.

    Regarding progress ,yes its too slow. We can track progress of others voluntarily as its too long.So we can get united on this front as it saves everyone's time. Lets make sure we take pics and report progress when we visit the site.

    Hi

    My name is sekhar and i missed chance of booking villa there, but made booking in apartments. Is this blog open for only villas or includes apartments as well? Good photos. Looking like this place is going grow because of connectivity and the recent central government funded electronic clusters one at maheswaram and other at fab city.

      Hi Sekhar...you are most welcome ... actually apartments make the community :-) But both Villa's and Apartments progress is also going at slow pace. Need some one from Hyderabad (Last month I moved from HYD to Singapore) so that can constantly observe the progress.

      Hello Sekhar,

      I suggest you contact the virgin county sales team and shift to a villa. They still have few available as on today.
      Investment on villa can provide you significantly higher returns when compared to a flat.
      *provided your budget can accommodate a villa.

      Hi Satish .. i think launch price is about 2450/- but you can not compare launch price with current. Also I appreciate if any one shares the progress.

    Hi Deepthi,
    This is Bhaskar, I bought Villa 205 in Prajay Virgin County..
    I am planning Gruha Pravesam in Feb 2014 (9th Feb is a good day), I am looking for someone who are planning to move inn.. please share our co owners detail if you have any.
    We have an excellent school near by and if Villa is ready by April/May 2014, one can move in with Family. Also TCS Adibatla campus is going to start in Q1 2014, and thus soon Tukkuguda will be a strategic living location. Even currently also Tukkuguda is having all required amenities and other major shopping/hospitals are just 10KM from our home.
    I visited SriSri Academy School ( http://ssrvm.org/academics/sri-sri-on-education/ and http://www.ssahyderabad.org) , which is just 2.5 KM from our place, and I spoke to Principle and as the school started recently, admission is not a problem. Also this school is initiation of Sri Pandit Ravi Shankar (Art of Living Guru) to Provide value based education for kids at affordable cost.

    Hi All,
    I'm Prabhanjan working @Qualcomm, Hyderabad.
    I have booked Villa #10 last week.
    Yet to apply for loan. Today i'm shocked to hear that project is not approved by LIC-hfl.(Not to scare anyone but i heard this from Prajay folks)
    Is it true? Any of you got loan from LIC?
    Anyways, Can you suggest a bank for housing loan.
    Requirement : <= 11% interest with the Maximum tenure of fixed interest rate.
    please share if you have any contact of concerned bank too.

      No need to shock .. no project in India/world has tie up with all the financial institutions. They have tie up with some Banks.. choose one of them. Also u r free to choose back of your choice , but you need to spend lot of time ....
